The Monroe County real estate market is giving both buyers and sellers something to think about as we move through the summer of 2026.
The latest complete market data from Realtor.com shows a countywide market that is neither overwhelmingly favoring buyers nor sellers. In June, Realtor.com classified Monroe County as a balanced market, meaning housing supply and buyer demand were running at roughly comparable levels.
That balance can create opportunity on both sides of a transaction — but it also means buyers and sellers need to pay attention to the details.
Home Prices Remain Strong
In June 2026, the median listing price in Monroe County was $375,000, up 5.69% from a year earlier. The median sold price was $335,000, representing a 13.29% year-over-year increase.
Those numbers suggest that property values remain strong across the county, even as buyers have more inventory to consider.
There were 1,949 active listings in June, nearly 4% more than a year earlier. At the same time, the median time a home spent on the market fell to 51 days, which was 12% faster than the previous year.
That combination is worth noting: buyers may have more choices, but desirable homes are not necessarily sitting around waiting.
What Does That Mean for Buyers?
For buyers, a balanced market can be welcome news.
More available inventory can give you a better opportunity to compare properties instead of feeling pressured to take the first home that becomes available. But that does not mean every home will be easy to negotiate.
In June, Monroe County homes sold for an average of about 98% of their asking price, according to Realtor.com.
That means buyers may have some negotiating room, but well-priced homes can still command serious interest.
The best approach is to know what you can comfortably afford, have your financing lined up, and be prepared to act when the right property appears.
What Does It Mean for Sellers?
For sellers, the numbers remain encouraging.
Prices are higher than they were a year ago, and homes are moving faster overall. But with more properties available, buyers have alternatives.
That makes pricing and presentation especially important.
A home that enters the market at a realistic price and shows well can stand out quickly. A property that is priced too aggressively may give buyers a reason to move on to the next listing.
In a balanced market, simply putting a house up for sale is not always enough. Understanding what comparable homes are doing in the immediate area can make a significant difference.
There Is No Single “Poconos Market”
One of the most important things to understand about Monroe County real estate is how dramatically conditions can vary from one community to another.
For example, Realtor.com reported June median listing prices of approximately $299,000 in Tobyhanna, $399,450 in East Stroudsburg, $488,250 in Stroudsburg, and $499,900 in Pocono Pines.
Even the pace of the market can differ substantially.
Stroudsburg, for example, had a median market time of just 31 days in June, while nearby Effort showed a median of 44 days.
That is why broad national or even countywide headlines only tell part of the story.
The market for a home in Tobyhanna may look very different from the market for a home in Stroudsburg, Effort, Tannersville, or another part of Monroe County.
Local Knowledge Still Matters
Market statistics are useful, but they cannot tell you everything about a particular home, neighborhood, or community.
